Since early 2005, I have been focusing almost exclusively on Commercial projects, and my consulting company was retained to help him get his students involved in Commercial deals. In the process, I'v personally reviewed over 2,600 leads submitted for consideration. In fact, I'm probably giving "The Donald" a run for his money as far as the sheer number of Commercial prospects I've looked at, (if I haven't smoked him already). Frankly, most of
the leads were a gross waste of time. Bad or Remote Areas. Inflexible
Sellers. Deals at FULL RETAIL VALUE. I spent thousands of hours analyzing
all of these just to find a few pearls among the trash. AND FIND THEM I
DID!!!
I now spend most
of my waking hours working on the Commercial Projects I'm currently involved
in, and looking at other new deals I can Joint Venture with new partners
TO MAKE EACH OF US Boatloads of money! Here are a couple of recent
examples of Projects I helped put together... A Joint
Venture Partner brought in two adjacent tracts of land about a half-hour
from where he lives. We closed on the purchase of them for just over
$3,000,000, (using NONE OF OUR OWN MONEY). We then spent around $450,000
MORE on legal and engineering work to put the two tracts together. The
Project is now under contract to sell for $8,000,000 to one of the largest
Retail Developers in the region, without us having to knock down a single
tree or move a scoop of dirt. The Partnership/LLC
should net a minimum of $3,250,000 (after every cost imaginable is deducted)
just for being able to recognize a deal, assemble a "Team" and put the
pieces together. As a J.V. Partner, the person who brought it in and
followed our step-by-step instructions gets 25% of it, and he didn't spend
a nickel of his own money or use any of his credit in the process!!! Got your attention
yet? Here's another one... Another J.V.
Partnership I'm heavily involved in recently closed on the purchase of
a tract of Raw Land. Based upon our MAI appraisal, we could
make a minimum of $6,000,000 if we decide to simply "Wholesale it" now
that it's been re-zoned and "Entitled", (costing us less than $150,000
over the initial land cost). We could make over $30,000,000 NET PROFIT if
we complete the buildout on it. (At this moment, it looks like we're going
to build it out!!!) By doing some
simple math, that works out to at least a couple million dollars for each
of the J.V. Partners in just a few months if we wholesale it, or MANY
TIMES THAT if we build it out!!! Not a bad payday, huh!?! And
that’s just One Deal! He's already got two others we're working on
should be even larger paydays for us!!! Now I'll be the
first to admit these aren't typical of the submittals I looked at over the
last three years. During my busiest period looking over these deals, I
averaged getting two or three projects under contract out of one hundred
leads. Frankly, that's a terrible success rate and a gross waste of my
time, isn't it? Or is it? Would you submit
up to one hundred leads if you knew getting just one accepted would result
in millions of dollars coming your way??? (If you don't answer "Heck Yeah",
"Darn Right I would", or something equally or more enthusiastic to that
question, you can stop reading right here. I can't do much for you.)
However, that DOES seem to be an awful lot of work, doesn't it? Do you think these
two J.V. Partners submit hundreds of deals just to get a couple accepted?
Absolutely not! They only submitted a few Deals that were virtually
assured of getting accepted. If that's the case then, how can
someone get three deals accepted and under contract when hundreds of others
are getting turned down right and left? The answer is… Proper Prescreening of the Deal It's all in the prescreening process. Being able to weed out the Losers to get to the Winners, separate the “Prospects" from the “Suspects”, the “Wheat from the Chaff” (sorry, couldn't resist). I've been teaching folks how to do that with houses for more nearly a decade and a half, now I'm bringing that same process to the Commercial Property world. When you learn the little nuances, the minute details that “Make a deal - A DEAL”, you can sort through all the duds to get to the DOLLARS. You're able to cut through the hype and determine what really counts. Get to the Bottom Line - FAST. The beauty of the way I teach you is that because there are so many deals to choose from, you only need to look for the “Low Hanging Fruit”. The “Cream of the Crop”. The “Diamond in the Rough”. And what's even neater than you can imagine, is that the “Once in a lifetime Deal” comes along a couple of times a month!!! (If you know how to sift them out that is.) Nowadays, I spend only a few minutes reviewing a deal. I've learned how to sift and sort through the leads at “Lightning Speed”. I've spent hundreds of hours at various training events explaining to the attendees how I do it. I've written dozens of articles for Real Estate Investing Newsletters and had monthly conferences calls discussing how it works. It's almost like a dream, but believe me, its as real as it gets, not only for me, but for our J.V. Partners as well! We're making some of them Filthy, Stinkin’ Rich with a single deal! Then once they get a taste of it, they're almost always looking for another. Once they “Get it”, they've “Got it! ” One-by-one, the J.V. Partners are “Getting it”. But one at a time is just simply too slow for me. Each submittal could possibly mean millions of dollars for each us, so I wanted to get the word out as fast as I could. It took me a while, but I finally came up with an idea… A "PRESCREENING FOR PROFITS" I analyzed the way I look at a deal and instantly recognize its potential. I then spent a couple of hundred hours, sweating blood and alienating my family by my seclusion.
